Dan Byrnes
Chief Executive Officer
Dan Byrnes is the Chief
Executive Officer of Security Properties. He leads the Investment
Committee and is a member of its Board of Managers. Mr. Byrnes has
broad responsibility for strategic planning, growth, and the
financial health of the organization. In addition, he is involved
in all aspects of SP’s business units, including acquisitions,
dispositions, asset management, development, private equity funds
and property operations. Mr. Byrnes has completed over 150
transactions totaling $6 billion since joining Security Properties
in 2012. He previously served as SP’s Chief Investment Officer,
and, prior to that, its Managing Director of Conventional
Investments.
Prior to joining Security Properties, he served as a Director of
Investment Sales in HFF’s New York City office, where he completed
over $4 billion of real estate transactions, spanning all major US
markets and asset types.
Mr. Byrnes serves on the ULI Multifamily Blue Product Council and
is a member of the Policy Advisory Board of the Fisher Center of
Real Estate and Urban Economics at University of California,
Berkeley.
Mr. Byrnes holds a Bachelor’s Degree in Economics-Operations
Research from Columbia University and an MBA from the Haas School
of Business at University of California, Berkeley.
Julie Driscoll
Chief Accounting Officer
Julie Driscoll is the
Chief Accounting Officer at Security Properties where she oversees
financial reporting and day to day accounting functions for a
portfolio of assets over $5 billion. She is a member of the
Investment Committee. Prior to joining Security Properties in 2006,
Ms. Driscoll was part of the real estate finance team at Vulcan
Real Estate. There she worked with joint venture reporting, project
budgeting, commercial property management and a diversified South
Lake Union real estate portfolio from pre-development through
development stages.
Ms. Driscoll began her career in public accounting with RSM
McGladrey where she performed audits and prepared tax returns for a
range of clients from the banking industry to Northwest fishing
boats. She is a graduate of the University of Washington Foster
School Of Business with a Bachelor’s degree in Accounting.
John Marasco
Chief Development Officer
John Marasco is the Chief
Development Officer at Security Properties and is responsible for
all aspects of SP’s multifamily and commercial real estate
development. He is a member of the Investment Committee and the
Board of Managers. Mr. Marasco joined Security Properties in 1992
as a Development Project Manager. Having started his career in real
estate with the largest land developer in the Pacific Northwest,
Mr. Marasco’s particular expertise in land acquisition and
development proved instrumental in establishing SP as one of
Seattle’s leading development teams.
Under Mr. Marasco’s leadership, SP has expanded its development
portfolio through responsible and sustainable buildings that
reflect and reinforce the unique attributes of their
neighborhood.From 2012 through 2019, SP has built and successfully
delivered a pipeline of over 2,000 units at a capitalized cost of
$1 billion. Mr. Marasco has expanded development capabilities
to include office and light industrial. Moreover, his team has
established a niche development strategy for urban mixed-use
development with grocery-anchored retail with successful
entitlement and development in cities such as Seattle, Portland,
San Francisco, and Chicago. Mr. Marasco’s additional strengths
include analysis, financial structuring, construction management,
rehabilitation, asset turnaround, marketing, and sales.
Prior to joining Security Properties in 1992, he served as
Acquisition Manager for a Seattle-area multifamily real estate
syndication and development company. He has a Bachelor of Science
degree from the University of Oregon and completed graduate courses
at the University of Washington's Department of Civil Engineering.
He maintains a Washington real estate broker's license and has
received a University of Washington Certificate in Commercial Real
Estate.
Jason McKinley
Chief Operating Officer
Jason McKinley is the
Chief Operating Officer of Security Properties. He is a member of
the Investment Committee and the Board of Managers. As COO,
Mr. McKinley is broadly responsible for the day-to-day operations
of both Security Properties and its portfolio, including oversight
of property management, asset management, accounting, tax, and
human resources.
In his former role of Managing Director of Asset Management, Mr.
McKinley was responsible for executing the business plan developed
for each property in the Security Properties portfolio, including
renovations, joint venture partner relations, implementation of new
technologies and systems, property management relationships, retail
leasing, and market and data analysis. He also had oversight
responsibility for IT, private capital, and corporate cash
forecasting and reporting.
Mr. McKinley has held a variety of positions at Security Properties
since joining in 2007. He started in the Affordable Housing Group
and later worked as Manager of Corporate Initiatives and Senior
Director of Corporate Finance. During his time in Asset Management,
he oversaw nearly 50 properties with a total of more than 10,000
units, both conventional and affordable. He holds a Bachelor of
Science in Economics with a concentration in Real Estate from the
Wharton School at the University of Pennsylvania and a Master’s in
Real Estate from Harvard’s Graduate School of Design.
Mark Bates
Managing Director, Conventional Investments
Mark Bates is the Managing
Director of Conventional Investments at Security Properties,
joining in 2023 with extensive experience in institutional
multifamily investments and transactions across the West Coast. He
is a member of the Investment Committee. Before joining SP, Mr.
Bates served as Senior Vice President of Investments with Bell
Partners where he led Western US transactions. Prior to Bell
Partners, he held numerous positions with Holland Partner Group,
most recently Executive Managing Director of Investment Management.
At Holland, he was chair of the company’s Investment Committee and
was instrumental in developing equity partner relationships.
Mr. Bates graduated with honors from the University of California,
Santa Barbara, obtaining a Bachelor of Arts in Business Economics
and Law & Society. Mr. Bates is a CFA Charterholder.
Ed McGovern
Managing Director, Capital Markets
Ed McGovern is the
Managing Director of Capital Markets at Security Properties. He is
a member of the Investment Committee. Mr. McGovern is responsible
for raising private equity and debt from high net worth investors,
institutions, and family offices to be invested alongside our
partners and our own capital. To date, he has raised over
$300 million of private capital to aid in the financing of
more than 120 Security Properties assets worth over
$3 billion. In addition, Mr. McGovern is involved in managing
the firm’s branding and public relations strategy and is
responsible for interactions with the media.
Mr. McGovern has over 20 years of finance and real estate
experience involving high-rise commercial development and real
estate private equity. His career has involved both investment and
disposition roles in office, hotel, retail, and multifamily real
estate for both ground-up development and acquisition/rehab
projects.
Prior to joining Security Properties in 2009, Mr. McGovern held
real estate development and investment roles with Schnitzer
Northwest and Bentall Kennedy, as well as positions in investment
banking. He has been responsible for the development and leasing of
over two million square feet of commercial real estate in the
Pacific Northwest and the development of hotels throughout the U.S.
He holds a Bachelor of Science in History from the U.S. Naval
Academy, an MBA from Columbia University and a Certificate in
Construction Management from the University of Washington. He
currently serves as a Board Member and was a former Adjunct
Professor for the University of Washington Department of Real
Estate MSRE program. He has also been involved with the Puget Sound
Regional and National Corporate Board of Directors for NAIOP
Tali Reiner
Managing Director, Property Management
Tali Reiner is the
Managing Director of Property Management and President of Security
Properties Residential’s 19,000-unit nationwide portfolio. She is a
member of the Investment Committee and the Board of Managers. As
President of SPR, Ms. Reiner is responsible for all facets of
property management nationwide, focusing on operations, risk
management, and value creation
In her previous role as Executive Vice President, Ms. Reiner
contributed to the strategic vision of SPR. She was responsible for
successful day-to-day property management operations, including
oversight of key personnel decisions, company culture, revenue
performance, and strategic growth within target markets. Over her
career, Ms. Reiner has supervised a diverse portfolio spanning 17
states, including lease-ups, value-add, LIHTC/HUD, senior,
mixed-use and conventional housing from garden-style, to mid- and
high-rise. With this experience, Ms. Reiner has been instrumental
in helping SPR and our partners through successful lease-ups,
stabilization, acquisitions and dispositions.
Ms. Reiner has been active in the multifamily housing industry
since 2005 and has maintained a Washington real estate broker
license since 2007. She is a board member of Housing Connector.
Previously she was President of the Washington Multifamily Housing
Association and member of the Washington State Housing Finance
Commission Advisory Board. Through her board involvement, she has
advocated in Washington, DC for thoughtful housing policy and
support of vital housing programs. Ms. Reiner is a graduate of
Randolph College where she received a Bachelor of Arts degree in
History.
Dorian Shapiro
Managing Director, Portfolio Management
Dorian Shapiro is the
Managing Director of Portfolio Management at Security Properties
and a member of the Investment Committee. Mr. Shapiro is
responsible for the company's asset, fund, and construction
management functions.
In his former role of Senior Director of Portfolio Management, Mr.
Shapiro was responsible for the day-to-day operations of SP’s fund
business, including assisting in the structuring, marketing, and
raising of new discretionary funds. Security Properties has raised
and deployed six funds, which have invested in more than 20,000
units with a cost basis over $4.5 billion. Mr. Shapiro has over 12
years of institutional experience working as both a sponsor and an
equity partner.
Mr. Shapiro began his career at Alliant Capital underwriting
potential acquisitions while serving as portfolio analyst on tax
credit syndication funds. Prior to joining Security Properties in
2017, he served as Vice President, Asset Management at American
Realty Advisors, where he oversaw a portfolio of over 2,000
units.
Mr. Shapiro holds a Bachelor of Business Administration from Boston
University as well as a Master’s of Construction Management from
the University of Southern California.
Steve TeSelle
Managing Director, Affordable Housing Group
Steve TeSelle is the
Managing Director of the Affordable Housing Group at Security
Properties. He is a member of the Investment Committee and the
Board of Managers. He focuses on the acquisition and development of
affordable apartments nationwide utilizing a variety of joint
venture equity and 4% and 9% low-income housing tax credits. He is
responsible for leading the acquisition process including
overseeing initial underwriting and feasibility, contract
negotiation, due diligence, financing and partnership structuring
and closing.
Since joining Security Properties in 2007, Mr. Teselle has been
involved in a wide variety of projects including general partner
interest acquisitions, limited partner interest acquisitions, note
purchases, mixed-use communities, acquisitions with institutional
joint venture partners and 4% tax credit and tax-exempt bond
rehabilitations. He is a graduate of the University of Washington
with a Bachelor’s degree in Business Administration, Finance.
Amy Baker
Senior Director, Accounting
Amy Baker is Senior
Director of Accounting at Security Properties, bringing extensive
financial experience to the role. In her position, Ms. Baker
oversees critical financial functions, audits, cash flow, payroll,
and day-to-day financial operations. Her expertise extends to
managing financials for the legacy and affordable portfolios, and
she excels at optimizing returns through asset liquidation. Within
SP's intricate partnership structures, Ms. Baker plays a pivotal
role, managing transactions with a focus on precision. Ms. Baker
also contributes to SP's strategic growth, leading corporate
projects and initiatives.
She began her career with SP as an intern in 2006. Ms. Baker holds
a Bachelor's degree in Accounting and Finance from the University
of Washington Foster School of Business.
Ned Clapp
Senior Director, Development
Ned Clapp is Senior
Director of Development at Security Properties. He is responsible
for the group’s finance and asset management activities, including
new project capitalization. Since joining Security Properties in
2008, Mr. Clapp has been involved in the development of 14 projects
totaling $1.3 billion in capitalized value and has worked in every
phase of development, including site acquisition, design
development, entitlement and permitting, construction management,
lease up and stabilization, retail leasing, and disposition. Since
2018, he has closed over $550 million in construction and permanent
debt.
Mr. Clapp also manages the development group’s portfolio of
operating assets which, during his tenure, has encompassed 1,726
residential units, 85,000 commercial square feet, and 126,360
industrial square feet.
Mr. Clapp began his career as a business consultant with Arthur
Andersen and KPMG where he was trained in data analysis and learned
valuable project management skills. He holds an MBA with a focus in
Finance and Real Estate from the University of Washington.
Phil Cresswell
Vice President, Operations
Phil Cresswell is the Vice
President of Operations at Security Properties Residential. Mr.
Cresswell plays a key role in overseeing and managing all business
systems supporting property management operations. He provides
strategic leadership to optimize portfolio performance.
Mr. Cresswell brings over 23 years of multifamily experience and
ARM and CAPS designations to SPR. As Regional Director, Mr.
Cresswell oversaw our largest portfolio, representing over 16,000
units and 76 communities.
Mr. Cresswell has been actively involved with the Institute of Real
Estate Management for over 17 years. Having held multiple committee
positions on both a local and national level, he is also a
recognized speaker, often presenting at industry events, including
TRENDS, the largest rental housing management conference and trade
show in the Northwest.
Mr. Cresswell is a graduate of the University of Birmingham with a
Psychology degree.
Éamon Finneran
Senior Director, Operations & Technology
Éamon Finneran is the
Senior Director of Operations & Technology at Security Properties.
He joined the company in 2012 as a Financial Analyst within the
Asset Management department.
Since then, his role has evolved to focus on leveraging technology
to address the company's growing analytical, operational, and data
needs. He oversees analytics for more than 140 assets, totaling
over 30,000 units with a combined value exceeding $6 billion. He is
the chief architect of SP’s best-in-class proprietary business
intelligence and analytics platform and is continually seeking
opportunities to automate and streamline SP’s operations on a large
scale.
Prior to joining Security Properties, Mr. Finneran worked as an
Analyst and Underwriter in the Office of Healthcare Programs at the
US Department of Housing and Urban Development.
He holds a Bachelor of Arts in Economics with Honors from the
University of Washington.
Shanon Ford
Senior Director, Asset Management
Shanon Ford is Senior
Director of Asset Management. He brings three decades of experience
in real estate and finance to the group, having worked in asset
management, acquisitions, commercial and multifamily appraisal, and
real estate securities and capital markets. This breadth of
experience provides the foundation for strong business decisions
and problem solving.
Mr. Ford currently manages multifamily properties in the Pacific
Northwest and Denver and leads a team of Asset Managers and
Analysts. He holds a Master of Science in Real Estate and a
Bachelor of Arts in Economics from the University of
Washington.
Brian Fulbright
Senior Director, Affordable Housing
Brian Fulbright is Senior
Director of the Affordable Housing Group at Security Properties. He
is responsible for the acquisition and disposition of affordable
housing communities nationwide. His transactions include a variety
of LIHTC preservation strategies, portfolios, partnership
interests, work-force housing, and mixed-income properties.
Capitalization structures include partnering with institutional and
private joint venture capital, non-profit organizations, and the
utilization of various public financing programs including 4% & 9%
low-income housing tax credits, tax-exempt bonds, and various HUD
programs. He is directly involved in strategic decision making of
the Affordable Housing Group.
Since joining Security Properties in 2011, Mr. Fulbright has
contributed to the success of the company in a variety of
positions. Originally in Asset Management, where he oversaw a mix
of the affordable portfolio and value-add rehabs, he joined the
Affordable Housing Group in 2015.
He holds a Bachelor of Arts in Geography with a Minor in Urban
Design & Planning from the University of Washington and Master’s of
Science degrees in Finance and Real Estate & Construction
Management from the University of Denver.
Jeff Garrison
Senior Director, Affordable Housing
Jeff Garrison is the
Senior Director of the Affordable Housing Group at Security
Properties, where he manages nationwide acquisitions, dispositions,
and capitalization of affordable housing communities. His role
involves strategic partnerships with institutional investors,
private equity firms, and non-profit organizations. Jeff
specializes in leveraging public financing and government subsidy
structures, such as 4% and 9% Low-Income Housing Tax Credits,
tax-exempt bonds, and various HUD programs. He is pivotal in both
strategic planning and the operational management of the Affordable
Housing Group.
Joining Security Properties in 2013, he has led numerous
transactions, including LIHTC preservation projects, institutional
joint ventures, portfolio acquisitions, and the procurement of
mixed-use and workforce housing.
He holds an MBA from the Albers School of Business at Seattle
University and a Bachelor of Arts in History from Willamette
University.
Alex Gauper
Senior Director, Conventional Investments
Alex Gauper is Senior
Director of Conventional Investments. He focuses on the sourcing
and capitalization of market rate apartments in Washington, Oregon,
Arizona, and Nevada. Since joining SP in 2015, Mr. Gauper has been
involved in the acquisition of 103 properties, encompassing over
26,000 units and a market value of $6.6 billion. The Conventional
Investments group consistently ranks as one of the largest buyers
of multifamily real estate in the Pacific Northwest.
Prior to joining Security Properties, Mr. Gauper worked as a Senior
Associate in Seattle-based Moss Adams’ Assurance Department where
he was primarily focused on serving middle-market privately-held
companies in the construction and real estate industries. He holds
a Bachelor’s degree in Accounting from Washington State University,
Certificate in Commercial Real Estate from the University of
Washington and remains a licensed Certified Public Accountant in
the state of Washington.
Katrina Heist
Senior Director, Asset Management
Katrina Heist is Senior Director of
Asset Management at Security Properties. She directs the team of
Asset Managers responsible for the company’s affordable housing
portfolio while personally managing a large and diverse portfolio
of assets. The portfolio she oversees is spread across the United
States and includes 40 multifamily residential assets, totaling
6,300 units.
Since joining Security Properties in 2009, Mrs. Heist has held a
variety of positions. She started as an intern in the accounting
department. She advanced to Accounting Manager where she managed
private capital, corporate accounting, the annual audit process,
and property management accounting for the conventional portfolio.
She has worked in Asset Management since 2017, during which time
she has overseen nearly 50 properties totaling more than 10,000
units.
Mrs. Heist began her career in public accounting as an Audit
Associate at Deloitte & Touche. There, she performed audit services
for some of the Pacific Northwest’s largest businesses, including
Microsoft, Boeing, Starbucks, and Nordstrom. She graduated Cum
Laude from the University of Washington with a Bachelor’s in
Business Administration, Accounting and Spanish.
Mary Marin
Vice President, Property Management
Mary Marin is the Vice
President of Property Management at Security Properties
Residential. Bringing over 25 years of property management
leadership experience, she is responsible for on-site conventional
operations and guiding regional leadership performance.
In her previous role as a Regional Director, Ms. Marin managed the
development and implementation of standard operating procedures,
leading a clear and shared vision of property business plans,
financial performance, resident relations, employee engagement,
risk management, and smooth navigation of acquisitions and
dispositions across a diverse portfolio of conventional,
affordable, senior, mixed-use development, and lease-up
properties.
Ms. Marin holds an Arizona Real Estate license and has achieved
IREM and NAA certifications.
Sarah Mitchell
Senior Director, Human Resources
Sarah Mitchell is the
Senior Director of Human Resources for Security Properties. She
joined SP in 2018 bringing over 13 years of experience in human
resources and is responsible for full-cycle human resources
encompassing policies/practices, staffing, compensation, talent
acquisition, benefits, performance management, employee relations,
employee recognition, and health and safety, and positively impacts
company growth by connecting talent capabilities with business
goals. Ms. Mitchell’s team supports over750 team members in 12
states
Ms. Mitchell holds a Master’s in Science degree in Psychology and
is accredited by both the Human Resources Certification Institute
as a Professional in Human Resources and the Society for Human
Resource Management as a Senior Certified Professional. Recently,
Ms. Mitchell achieved certification in Inclusive Workplace Culture
and in Workplace Investigations. She also leads a DE&I Task
Force that seeks new ways to engage and develop diversity, equity
and inclusion in our organization.
David Wartena
Senior Director, Construction Services
David Wartena is the
Senior Director of Construction Services for Security Properties.
Mr. Wartena developed and leads a construction management team in
executing renovations for properties acquired by SP and its
partners. His responsibilities include oversight of all capital
projects primarily aimed at increasing value. Since joining SP in
2001 and having managed the Renovations team since 2013,
Mr. Wartena has completed 25,000+ unit renovations and over
$500 million in capital projects.
His career began in the new home industry where he participated in
the construction management of over 4,500 residential homes in the
Puget Sound area, as well as commercial office space in Redmond and
luxury custom homes. Mr. Wartena holds a Bachelor’s degree in
Construction Management from Brigham Young University.
Laurel Zacher
Vice President, Marketing & Customer Engagement
Laurel Zacher is Vice
President of Marketing & Customer Engagement at Security Properties
Residential. As a multifamily marketing strategist with over 25
years of real estate and media experience, she casts the strategic
vision for the organization's brand and reputation, spearheading
investment and property management marketing programs.
With a deep understanding of customer needs, behaviors, and
outcomes, she strategically directs customer engagement across
various touchpoints to drive positive business results. Over the
course of her career, Ms. Zacher has demonstrated exemplary
leadership, guiding the strategic marketing direction for over
60,000 units across the United States and Canada, spanning
conventional, affordable, mixed-use developments, and commercial
real estate.
Her expertise in both local and national markets, acquired while
Head of Marketing for NMHC Top 50 and regional owners before
joining SPR, cements her position as an authority in marketing
within the multifamily commercial real estate industry.
Ms. Zacher holds a Bachelor of Science in Business Management from
California State University, Long Beach. She sits on the Zillow
Rentals Advisory Board, the NMHC Marketing and Resident Experience
Committee, and the AIM Advisory Board. She frequently speaks at
national conferences, including NMHC OpTech, NAA Apartmentalize,
Zillow Connect, and the Apartment Innovation and Marketing
Conference.
Sarah Zahn
Senior Director, Development
Sarah Zahn is the Director
of Development at Security Properties, responsible for overseeing
all phases of development projects, including site acquisition,
design, entitlement and permitting, financing, construction
management, lease-up, and disposition. Currently, she is managing
the construction of the Byline project, a 341-unit new construction
tower in Portland, scheduled for completion in Q4 2025. She is also
working on pipeline projects in Seattle and Portland while actively
seeking and analyzing new projects for the group.
With over 20 years of experience in real estate development, She is
passionate about projects that strengthen communities and enhance
urban environments. Her portfolio includes mixed-use infill,
multifamily, office, hospitality, higher education, civic uses, and
affordable housing. She has been active in Portland real estate
since 2009, most recently as Chief Operating Officer for Urban
Development Partners. Prior to that, she worked on redeveloping a
33-acre former industrial site on the Willamette River into a
vibrant, mixed-use community and spent five years at Gerding Edlen
focusing on public-private projects.
She holds a Bachelor of Arts in Political Science from
Tufts University.
